Five stages, no grey areas

The quality of a site is decided by what is settled before it starts. Here is exactly how we work, from the first call to the ten-year warranty.

01

Listening & site visit

We come on site, with no commitment. We measure what exists, identify the structural constraints and above all listen to how you want to use the place.

What you do

You show the property and set out your priorities.

What we do

We identify the points to watch: structure, damp, services, possible asbestos.

Deliverables

Visit report and a budget order of magnitude.

02

Study & pricing

The quote is itemised line by line, with quantities, proposed materials and options priced separately. Nothing is settled under « miscellaneous ».

What you do

You decide between options and confirm the materials.

What we do

We consult our partners and the structural engineer where the structure is involved.

Deliverables

Itemised quote, technical assumptions, structural note where required.

03

Planning

A schedule per trade is set before the first day on site. Long-lead items — joinery, windows, stone — are ordered first.

What you do

You approve the schedule and the key dates.

What we do

We order, coordinate access and notify the neighbours.

Deliverables

Dated schedule, order list, joint schedule of condition.

04

Coordinated site

One project manager answers you. A weekly review covers progress, decisions to make and the weeks ahead.

What you do

You follow along and decide what needs deciding, in a single conversation.

What we do

We coordinate the trades, check execution and document what will be covered up.

Deliverables

Weekly photo report, site diary, priced variations before execution.

05

Handover & aftercare

Handover is done item by item, with a snagging list cleared before the balance is released.

What you do

You take handover and flag what needs putting right.

What we do

We clear the snags, hand over the file and stay reachable after the works.

Deliverables

Handover report, technical file, RGIE certificates, warranties and ten-year liability.
