Structural renovation
When the project means touching the structure, the circulation and every service at the same time.
A heavy renovation cannot be split into small independent packages. Opening a load-bearing wall changes the plasterer's schedule; moving a bathroom changes the electrical layout. We take on the whole, with one project manager, so those dependencies are settled before the site starts rather than during.

Do we have to move out during the works?
For most heavy renovations, yes: water, electricity and heating are cut in phases. We discuss it from the first visit and, where possible, split the site into zones so part of the home stays habitable.
How long does this kind of site take?
On the houses we have delivered in recent years, allow twelve to fourteen months between the first breaking out and handover. Duration depends mostly on permit timing and bespoke joinery.
Can the quote change during the works?
For two reasons only: a genuine discovery after strip-out (dry rot, a rotten beam, asbestos), or a change you ask for. In both cases a priced variation is submitted before anything is carried out.
Do you handle the paperwork?
We prepare the technical documents and coordinate with your architect. The permit application is filed by the architect, who is legally responsible for it.
What happens if you find asbestos?
Work stops in that zone and an approved asbestos contractor intervenes before anything resumes. That is a legal obligation, never an option.
